mixed-use, building repositioning | Miami, FL
This building repositioning project in Brickell, Miami’s financial
district, involved a complete reimagining of the arrival level
experience and the redefinition of key spaces within a newly
acquired office tower. Tasked by the ownership team to enhance the
building's overall look and program, our design concept transformed
the entire arrival experience and introduced valuable amenities. The
project also included the redesign of the lobby finishes and the
revitalization of select upper floors, enhancing the overall tenant
experience. These floors now feature modernized common areas and
flexible workspaces, designed to improve both productivity and
comfort for those who occupy the building.
A key component of the redesign was the addition of retail and food
& beverage (F&B) spaces at the prominent corner of 13th Street and
Brickell Avenue, activating an underutilized area and creating a
vibrant destination for both tenants and pedestrians.
Our approach focused on modernizing and energizing the building’s
public spaces, beginning with the arrival level. The redesign of the
lobby finishes incorporates contemporary materials and design
elements that elevate the space, creating a more welcoming and
dynamic environment for visitors and tenants. The introduction of
retail and F&B spaces at the corner of 13th Street and Brickell
Avenue transforms the area into a lively, pedestrian-friendly
destination, activating the corner and creating value for both the
owner and the community.
The project successfully enhances the value of the tower, not only
improving its appeal to prospective tenants but also contributing to
the overall energy and vibrancy of the Brickell district.
